We will set up a design consultation with the “main decision makers” and the appointed person of contact to establish the applicable requirements of the project, the feasibility of the project with specific objectives, within the constraints of your budget. Once the key elements, function and use of space have been determined and agreed upon, we will photograph, measure and prepare base documents. Zoning Analysis will be conducted to determine whether the project is in compliance with local codes.

Schematic Design

Utilizing information gathered from the site review, and your design program, we prepare preliminary diagrams showing the general functional relationships required by the project and the space allocation plans, showing pertinent design objectives. The design concept of the project is also established, including types of materials, finishes, and furnishings. Included with this a preliminary statement of probable project costs based on the design concept, and current cost estimates of projects of similar scope and quality.

Design Development

Drawings are prepared based upon the chosen and approved design from the schematic phase, size, scope and character are generally determined. Presentation boards showing the selection of finishes, materials, furnishings, and building materials, such as windows, doors, ceilings, flooring, electrical, lighting, mechanical, and millwork surfaces are presented to the you for approval or modification, before moving on to the Construction Documents. Consideration of highly specialized trades, which are skillful in the type of construction of the building housing the project, are consulted to construct the project and to create a detailed budget.

Construction Documents

Based on the approval from the submission of the Design Development documents we will complete a finalized set of detailed drawings, specifications, and other necessary documents to complement the budget, obtain permits and bidding proposals. The documents may include furniture purchasing or specifications for you to do your own purchasing, along with the finishes and details to correlate with all allowances approved.


Contractors to submit bids; we will assist you in contract negotiations, and in preparing the procurement forms, and filing government documents. The contractor is chosen, and construction begins. A detailed project schedule is planned with lead times, milestones, deadlines and a project completion date is set.

Construction and Furnishings Administration

We can provide construction management and landscaping services in addition to the original contract, such as site visits, to guard against deficiencies in the contractor’s work. Onsite visits ensure the work is being performed to the level of quality agreed upon, on behalf of you. In addition to procurement, storage and installation of new furnishings, we will arrange for all shipping, storage, insurance, delivery, installation of both existing and new furnishings on the client’s behalf.
